How To Create A Spa Like Atmosphere To Sell A Home For Top Dollar

If you can bring that spa like esthetic to a house you want to sell, you can attract potential buyers with a décor that makes both you and potential buyers comfortable and happy.

Most of these places have an almost Zen level of serenity to make guests as comfortable as possible. Every luxury is available. Some serve tea in the afternoon, you can get a massage, and someone else does the cleaning and cooking.

It's really wonderful.

And it's possible to bring this welcoming sense of serenity and luxury to your own space.

The quiet and comfort of this kind of décor is available to anyone.

It can draw people in and make them want to be there on a permanent basis.

People seem to stress about how to decorate and fix houses for resale, but the easy way to picture the right kind of décor is to think of how real luxury hotels make their guests comfortable.

You see things from a different perspective.

Hotels set up intimate little seating groups for couples of a few friends, say 4.

They have tables that are convenient for drinks.

They have comfortable dining spaces and chairs.

They have baths with great towels and bath products. They usually have basic white fixtures.

Bedrooms have large beds with luxury cotton linens and bedside tables on both sides of the bed. There is always plenty of room in the closets for your stuff. There are comfortable places to sit and put on your shoes or take them off and put your feet up.

Many hotel suites have TV's in every room but they tend to emphasize comfort and views more than video. It's there, but it's not all that's there.

And colors and décor are restful, not wild and crazy. Art is pretty and inoffensive.

So take your cues from this type of decorating to stage your house for resale. Keep it simple, comfortable and serene. Make attractive and inviting conversation areas. Have dining tables with comfortable chairs. And have bedrooms and baths that have all the luxuries you find in a hotel, like big, thick cotton towels, great soaps that are individually wrapped, and good lighting for putting on makeup and shaving.

And remember all this must be very clean, as though the cleaning staff just left.

If you haven't been in a really nice hotel lately, book a room for a weekend. Go and enjoy some time off and pay attention to how they do things. Some of the same strategies can work for you and help you sell your house faster.
